My experiences with Ath Best Rentals and The Cottages have been exemplary. I have been renting apartments for more years than I would like to admit, and the entire team of Richard, Roger, Chuck, and Juan have been the most professional and proactive group from whom I have rented. The property is extremely well maintained. They conduct semi-annual checks to make sure everything is in working order. I have not had to worry about even a light bulb burning out! In the rare cases something needs attention, they have always responded quickly and solved the issue most expeditiously. The grounds are meticulously kept, with the grass, trees, flowers, and bushes always neatly trimmed, and the paved areas swept clear of leaves and debris. Visitors, from family to coworkers to the random Amazon delivery person, often marvel at how beautiful everything is. They also have been very accommodating. When the pandemic struck, and I needed to conduct my classes via Zoom from home, they were willing to adjust their schedule and not work on the property when I was teaching. Indeed, communication with them is always excellent. They give due notice when maintenance needs to be done (and explain exactly what they will be doing, and why), and are constantly looking for ways to improve, such as recently implementing an on-line payment system. I am very focused on my work, and the last thing I need to worry about is the place I am renting. The team at Ath Best Rentals keeps everything pleasant and free of stress. Their extensive experience in property management really shows. I have recommended them to colleagues looking for a rental in Athens, and I am happy to recommend them to you as well!

Renting from Ath Best has been a genuine improvement over all my previous landlords. They have always proved trustworthy, friendly, and efficient. Campus Walk has been an ideal apartment while I've worked at UGA. The building is clean and well maintained; minor upgrades have even been made a few times in my time renting there with no disruption to me. The location is nearly impossible to beat: a 10 minute walk to campus, a 10 minute walk to Five Points, and a 15 minute walk to downtown. At the same time, the area feels safe and quiet (including on UGA home game days). I’ve had no issues at all with the apartment in my time there. Any time I have reached out to the property manager, Roger, | have received a speedy, helpful response. Overall, I've had a lot of peace of mind renting from Ath Best!

I was very happy living at Ath Best Rentals and Springdale Hill apartments. The location is conveniently within walking distance of both campus and 5 points and in a cozy neighborhood that didn't get too loud on game days. The apartment was clean and appliances were in good working condition upon move in, and when anything did need repair Ath Best Rentals was quick to fix them. The layout of the apartment was very convenient for me and my wife. We used one of the bedrooms as an office space and the rest of the apartment split very naturally into a living room and dining room + kitchen, which isn't common in apartments next to campus. We would have loved to live there longer if not for our time at the University of Georgia coming to a close.

I feel so fortunate that I was able to live at Springdale Hill. The owner, manager, and maintenance are all very professional as well as personable and are constantly improving the apartments. They upgraded to thermal windows and installed dishwashers in just the two years I lived there. Once when my AC broke, they had it repaired within just two hours. When I was out of town and received packages, Roger stopped by the apartement and put them insided for me. Richard and Roger are discerning when selecting tenants, and I greatly appreciated living in a quiet building. I highly recommend living here. You will have excellent and attentive customer service as well as a safe, convenient location close to campus.

Would like to take a moment and brag on Ath Best Rentals and Lauren Oaks. Not only do these apartments have everything you could ask for in a one bedroom (they are affordable, quiet, and more) but they are also hands down the best rental agency you could rent from. If there were any issues at all (which, there were very few), they were addressed right away and communication was clear. Roger is probably the kindest and most caring property manager you’ll ever have. So grateful to have found this niche place to live. If you’re lucky enough to get a place from them –you won’t regret it!

As a first year graduate student new to Georgia and the Athens area, The Cottages on Pulaski was the perfect rental. The unit is tucked away which provides quiet and privacy but less than a 5 minute walk from all that Downtown Athens has to offer. I truly felt immersed in the community by attending events like Porch fest, Wild rumpus, and the weekly farmer’s market just a short walk from my doorstep.

The unit itself was spacious and tidy, with lots of natural light which my plants and I loved! Friends and family also loved having the outdoor deck space to enjoy.

The unit is also maintained with lots of care, so I virtually went the entire year without contacting the property manager, Roger. On the occasion that I had questions or maintenance requests, Roger responded within the hour to address and resolve the inquiries. The folks at Ath Best Rentals were professional, reliable, and communicative from lease signing to move-out.

Living in a two-bedroom at Springdale Hill was a great experience! Management is extremely attentive and hands on responding to maintenance requests in a timely manner as well as making upgrades to the apartment as needed and as they saw fit. Our apartment was clean, spacious, and well-maintained, with great neighbors. it’s also hard to beat the location, under a 10-minute walk to the UGA campus. Definitely recommend renting here if you’re looking for dependability and quality!

Living at Lauren Oaks has been a great experience. The apartment itself is the perfect size with a great closet! Being walking distance to campus has also been a tremendous advantage living here. Any time I've had a problem, it has been addressed quickly and so well!! Thanks for everything!

Lauren Oaks is a great place to live. The apartment has a spacious bedroom and big closet and a wonderful location. It's easy to get around, especially if you don't have a car --you can easily walk or take both UGA and city buses to get to campus, downtown, and Five Points. Roger, the property manager, is always willing to help with anything that comes up and is easy to get in touch with. After living here for four years, I highly recommend renting with Ath Best Rentals!

"The Cottages" on Pulaski Street are a really lovely and quiet oasis close to UGA and the downtown area. The houses are in excellent conditions and the garden has always been kept in very good shape. This was my first accommodation in Athens, and I'm really glad I landed here! Roger and Richard have been fantastic since day one: Communication was excellent, they always responded clearly and prompltly to my questions, and they helped and made sure I was happy and confortable. Over the past three years, it has been an absolute pleasure to rent from Ath Best Rentals. I lived in an upper-level, one bedroom apartment in Campus Oaks for two years and moved to a lower-level one bedroom in Campus Walk the following year. As a young professional and graduate student looking for a one bedroom apartment convenient to both work and school, it was so clear from the start that Campus Walk was the perfect fit. In terms of the physical space, the Campus Walk apartments are the most ideal size - spacious living area and bedroom - in the most convenient of locations. Both UGA’s campus as well as Five Points area are just a short walking distance away. In terms of management and my needs being met, I have never been made to feel so cared for and so valued. Roger (Property Manager) is always one call/text away, ensuring fully that his tenants are comfortable, happy, and well taken care of. The type of people (other tenants and management) I am surrounded by because I decided to sign with and move into Campus Walk, make Athens feel like home!

I moved across country to attend UGA and Ath Best helped make the transition so much smoother. Southern hospitality is no joke! Roger was always quick to answer my questions and address my concerns, and after two years living here, I have no complaints!

For those who may be looking for more specifics, I found the cost of rent very affordable compared to other complexes in the area. The walk to campus is a breeze, and while I had many friends who complained about bugs at other complexes in the Athens, I never had a bug issue (despite living on the ground floor). All in all, it’s been a great experience living at Lauren Oaks and I’m so sad to go as I move on to the next stage in my life.

Campus Oaks is the ideal place to live for a graduate student. Located one block from campus and five blocks from Sanford Stadium, the Five Points neighborhood is very quiet and safe. It’s also within walking distance of downtown Athens. The apartment is affordable and in really good shape -clearly the landlord values updating and the upkeep of the units. Ath Best Rentals is awesome! From the minute I reached out to them, both Roger and Richard were attentive to my needs and did whatever they could to answer my questions. I had never had such a positive experience looking for a place to live, and I absolutely love where I ended up! My unit on Springdale Hill is extremely close to campus and in a very safe area. It is simple, affordable, and exactly what my roomate and I were looking for. It was clean when I arrived and Roger and Richard made sure my roommate and I knew exactly how to contact them (at any hour!) if there was anything we needed. Roger is very kind and truly cares about the property and his tenants. He even let me drop off my rent to his house when I forgot to send it in the mail the first month! I wouldn't want to live anywhere else in Athens.

I made a cross country move, and when I first arrived to Athens, GA things were not so smooth with my living situation. Things changed when I found Ath Best Rentals! As their name says, the are the BEST! Living here has been a dream. You cannot be any closer to the UGA unless you live on campus itself. The conveniences of Five Points, a hidden gem, with shopping, restaurants and bookstores is a few city blocks away.
